Septic inspection
By a licensed inspector, where your state or county licenses them. Ask for the written report.
Well water test
Sampled and tested at a state-certified lab. EPA suggests testing private wells every year for total coliform bacteria, nitrates, total dissolved solids, and pH.
Well yield and pump check
A flow test shows how many gallons per minute the well gives, and a pump check looks at the pump, pressure tank, and controls.
Soil, flood, and wetland check
Free lookups on our Know your land page: soils for septic and ponds, flood zones, mapped wetlands, and nearby well logs.

Do these before your inspection deadline in the purchase contract. This isn't legal or real estate advice.
Request a land-buyer package
For land brokers and agents
Send buyers here so they can line up septic, well, and site checks with local pros in one request. Your buyer picks the pros, and the request goes only to them.
Our policy: no referral fees are paid to agents or brokers.
For contractors
Septic inspectors, well drillers, and pump pros can opt in to land-buyer jobs on the join form. These jobs often have a hard deadline. Profiles that opted in show "Does land-buyer checks."
